Buying a house is an investment and one day the time may come to sell your home and move on to your next adventure. Before you sell your property there are several things that have to be done.
Here are three things that should be at the top of your to-do list when it comes to selling your home.
Declutter
First and foremost you should declutter your house. When prospective buyers come and look around they don’t want to see your stuff filling every available surface and space. If this is the case they will struggle to envision what the property will look like with their own stuff in it. If your home is full of clutter it will look small and cramped in comparison to having big clear spaces which give the impression of a bigger room.
In order to declutter, you should go room to room and sort out your belongings into three piles. The keep pile, the stuff you want to throw away, and the belongings that you wish to sell. You will be shocked or surprised at how much stuff you have accumulated over the years.
Cleaning
After you have spent a great deal of time decluttering you should thoroughly deep clean your property. This ensures you get rid of any dust and debris that has been building up due to being missed on the weekly clean. Places that are notorious for being missed and gathering dust are the oven hoods and the extractor fans. Baseboards are also a fan of hoarding dust, they love it.
The property should look as good as new for when the photographer comes around to take pictures of the house for the advert. Two rooms that should be sparkling are the kitchen and bathroom. They always look better when they have had a good clean.
If you haven’t got time to clean or you are not confident you will do a good enough job then you could think about hiring a professional cleaner to do it for you.
Curb Appeal
As well as focusing on the inside you should give some of your attention to the exterior of your property. What is the garden looking like? The best way to decide if it needs some TLC is to act as if you were buying the house. Stand back and admire it, judge it on how it looks and what needs to be done to improve it.
If the outside is looking shabby and rundown then potential buyers may be put off as they assume if you can’t look after the outside then the inside will also be a mess. Make sure the grass is neatly trimmed and no weeds are floating about. Pay extra attention to the gutters, if these are clogged they will need to be cleaned out. This is fairly straightforward, however, if you’re not sure what to do you could get someone in to do the gutter cleaning.
We hope this helps you get your home ready to sell for a great price.
